IKAHN Property and Investment - PT or FT Available

We are looking to fill either a full or part time paid position. In addition would also have the ability to take on full or part time interns.

The perfect hire would serve as the construction arm of our fast paced real estate sales department. As a direct retailer of bank foreclosures, we need help in the following areas: Property inspections, damage reports, repair estimates, valuation estimates, photo documentation, contractor dispatching, etc. This individual will spend much of their time in the field acting as our eyes and ears. They will collect the data necessary in preserving, repairing, and valuing the homes for future sales. The job will entail both field work and office work. Once field data is collected, it will need to be accurately inputted into our web-based computer platform which goes directly to the banks.

If the candidate winds up being a good match, there is plenty of room for growth, and a potentially long term career opportunity. This person will gain hands on expertise in construction, property management, real estate sales, valuation, and investing.

An ideal candidate MUST have their own vehicle, be willing to travel valley-wide and know their way around the Phoenix Metropolitan area. This person should be willing to enter vacant homes , be detail oriented, computer savvy, have efficient work habits, and be very well organized.

The position is available for immediate hire. Hours can be flexible or full time if requested. Our office is located in central Tempe just 3 miles south of Arizona State University on the northwest corner of Rural Rd and the US 60.

Development Manager
Manage and direct all aspects of development and construction for commercial retail centers within the Phoenix area for the company. Involved with the following in the performance of the job:

· Direct and assist consultants hired by the company in the preparation of any required entitlement procedures (zoning, design review submittals, conditional use permits, etc.)
· Assist and direct the acquisition and review of due diligence information provided for properties.
· Interface with attorneys and consultants hired by the company in pursuing development opportunities.
· Review, track and coordinate Seller's / Landlord's responsibilities relating to the development and construction per leases and purchase contracts executed by the company on projects under our development.
· Review, track and coordinate Developer's / Buyer's responsibilities for development and construction related to purchase agreements for properties in escrow.
· Assist with documentation and review of all information required regarding property or pad sales and closings.
· Oversee Developer's / Buyer's responsibilities with regards to any agreements associated with the development of properties purchased by the company.
· Coordinate with governmental and regulatory bodies relating to issues of development and construction for properties developed by the company.
· Coordinate and direct all consultants hired by the company in the preparation of construction documentation required for the permitting and construction of developments pursued by the company.
· Direct involvement with all aspects of construction management relating to the construction of improvements for developments pursued by the company. Includes bid review, assistance with value engineering, contract award management of the entire construction process to final completion and lease-up.
· Direct involvement with company accounting in the contracting of services and monitoring and payment of bills for all vendors and consultants hired by the company.
· Interface with all tenants subsequent or prior to lease signing relating to our responsibility for construction improvements and turn-over to these tenants.
· Interface and coordinate with all tenants and pad buyers as may be necessary in the build-out or development of their suites / sites.
· Coordinate with all contracting vendors and special consultants as may be necessary (outside the umbrella of the general contractor) in the construction and development of our properties.
· Interface with property management as necessary regarding individual tenant leases and turnover of the property upon completion of construction.
· Provide construction and development interface with all brokers relating to their leasing and sales efforts for properties owned and developed by our company.
· Attend and participate in marketing meetings and efforts related to properties under the development of the company.
· Coordinate and address development team issues on a daily basis.
· Coordinate with joint party or outside party entities regarding development and construction as may be necessary relative to projects of this nature.
· Create financial development proformas as may be required for properties of interest to the company.
· Retain and organize all development and construction records appropriate to properties pursued by the company.

POSITION SUMMARY BRIEF: Works with regional Trade Managers and assists in organizing and awarding Division contracts; purchasing materials and negotiating with subcontractors and suppliers. Maintains contracts, estimates, takeoffs, plans and other relevant paperwork.

Essential Job Functions:
Handles timely bid process for new projects and annual rebid of trades outside regional priority list.
Identifies division sourcing opportunities
Determines final specs/options with costing
Researches new product feasibilities and maintains product specifications.
Completes buyout of project, including options against negotiated, unitized costing.
Assures adequate material and services supply.
Manages the pricing and processing of custom changes

Minimum Requirements:
Education: BS or BA in Construction Management or equivalent in related field
Experience in purchasing or procurement related field, residential construction experience helpful; will consider a recent college graduate with a degree in Construction Management

Skill in: Most recent positions should demonstrate a proven record to manage and improve the quality of products and services for budgets in the $10 - $50M range. This position should demonstrate familiarity with the bidding, negotiating and contract awarding process for residential purchasing. Ability to work with the regional and national team to leverage spending and identify potential multi-division and region deals is critical. Specific experience with personal computers and corresponding productivity applications such as Excel, Work is required. Experience with AS400 is helpful.
